How to Price Your Home to Sell in Central Texas

By Robert Trevino · October 27, 2026

The asking price is the single biggest decision in a home sale. Get it right and the first two or three weeks on the market do most of the work. Get it wrong and the home can sit, collect price cuts and end up selling for less than it would have at the start.

Why the first few weeks matter most

When a home first hits the MLS, it reaches every active buyer who has been waiting for something like it, plus every agent with a client in that price range. That is the moment of maximum attention. If the price makes sense, showings and offers tend to come early. If it does not, buyers move on and the listing starts to age. After a few weeks, buyers start asking what is wrong with it, even when nothing is.

How a price should be built

A sound asking price comes from homes that have actually closed nearby, not from active listings, online estimates or what a neighbor says they were offered. The comparables should be close in location, age, size, condition and lot, and recent enough to reflect today’s market. Each one gets adjusted for the differences that matter: an updated kitchen, a pool, a larger lot, a busy road, a foundation repair.

Active and pending listings still matter, because they are your competition. A buyer touring your home this weekend is also touring the three others in your price range. Your home needs to look like the best value among them.

What does not set the price

  • What you paid or what you owe. Buyers and appraisers do not see either one.
  • What you spent on improvements. Most improvements return less than they cost; some return very little.
  • An online estimate. These are built from public records and averages and cannot see condition or updates.
  • The highest number an agent will promise. An inflated price can win a listing and then cost the seller money.

The appraisal still has to work

Most buyers finance their purchase, and their lender will order an appraisal. If the contract price comes in above the appraised value, the deal may need to be renegotiated or the buyer may need to bring more cash. Pricing from real closed sales from the start reduces that risk.

Price for the buyer you want

Buyers search in price bands. A home listed just above a common search cutoff can miss buyers who would have loved it. Where your price lands relative to those cutoffs, and to the competition in the same band, is part of the strategy.
